The sands of Montenegro and seasonal party town is how Budva is mostly described. But there is more to Budva than meets the eye. Budva is not everyone’s cup of tea all year round, but you will most certainly find a flavour of the year that is perfect for you, and there is plenty to do to escape the maddening season crowds.

A city of contrasts. During high season there is a rush of tourists, especially the younger crowds trying to claim Budva as their own.

But the noise soon dies down after September, and during the quiet off seasons the locals take back what is theirs. Joined by the expats and the lazing nomads who enjoy this city on the coast. Relaxing over rakijas and a Domaka in the cafe’s after a busy season of activity that keeps this city abuzz.

The old town is the heart of Budva, with its light clean open feel. There is most certainly beauty to be found within these walls. History, with a play on the whimsical in some shops.

The little fisherman boats tied up alongside the old fisherman restaurant. They remain as ghosts of the super yachts that overshadowed them during the high season. The shops are fewer in the winter but so are the tourists lending itself to the days of past and a pleasant peacefulness that fills the air.

It has a charming town centre and old town which can still be explored at leasure. You can sit along the waters edge for hours in one of the restaurants chatting to a local over a Domaca or Turkish cafa, a strong boiled local coffee brew that is most certainly cemented in the Montenegrin culture, and braces you for the winter cold. Luckily though it is not as cold here as it in the North. You can still enjoy outside strolls deep into November.

There are many apartment blocks catering to the busy tourist season, which in a way is overwhelming but also lends itself to a renewal of this beautiful country. A country that has recently victoriously survived a war, and the more modern architecture stands triumphant. A country with potential to be woken from its sleepy slumber in most parts.

What to look out for when buying property

A few things to watch out for. Make sure you can make the changes to the property you are wanting to if you are looking to renovate. Check for any servitudes on the property, especially future roads. Make sure the building is legal as many have not been signed off as legal. Make sure the plans are the same as the build on the property, mainly in proportion to the property size and plans.

In Montenegro you can gain residency by buying a property. Price and size is irrelevant, as long as it is livable, which means it has to be a ‘legal build’ in the Cadastre (municipality).

Getting a bond will depend on your residency status. You would need to be a resident for longer than 6 months, reside in Montenegro with an active business with positive returns.

Getting back to Budva as a tourist destination it is a fabulous place. As a resident it is modern and trending. My personal best season to visit Budva is the more quieter Autumn and Spring…. but whatever season you prefer come visit Budva and take time to see its beauty.
