Nestled on the Luštica Peninsula, Krašići is a charming coastal village, a mere 15 minute drive from Tivat and Kotor. It feels like a natural extension of the Tivat Riviera. The lifestyle here is infused with historical charm together with traditional family values.
While everyone else is jostling for a selfie on the crowded beaches of Budva, you and I are going to sneak away, to where the water is crystal clear and the weather is great and the only thing you have to worry about is whether to have another glass of rakija with your fresh-caught fish.
This is a love letter to the unassuming beauty of Krašići. A place that is quickly becoming Montenegro’s best-kept secret. Are you ready to discover the true heart of Boka Bay? Turn off the main road, roll down the windows, and let’s go to my favourite place around the bay.
A Glimpse into the Past
Krašići, once a humble fishing village. Its origins, still visible in the traditional stone houses, a reminder of a life that revolved entirely around the rhythm of the sea.
Krašići has retained its authentic coastal charm while it evolved into a more modern residential area. Its a peaceful and picturesque place to call home. This rich history provides a foundation for a community that values tradition and a deep connection to the sea.
The Modern Appeal
The first time I heard about Krašići, it was a whispered recommendation from a local in Tivat. “Go to Krašići,” he said, “It’s not for tourists, it’s for us.” And that, my friends, was all the motivation I needed. Just a short, scenic drive from Tivat, the village feels a world away from promenades and souvenir shops. A narrow road winds down to a modest pebbly shore, and time itself seems to slow.
The village is popular with both locals and a growing expat community. The lifestyle here is peaceful, communal, and centred around the outdoors. Seasonal yet welcoming year-round with meet ups for rowing, swimming, sailing, and walks along the newly built pathway to afternoon coffees.
Krašići is a place to simply be — yet with local shops and essential amenities just minutes away.
Your Future Home: The Property Market
Krašići’s real estate market is where its true potential as a relocation gem shines. This is an up-and-coming area that offers a unique mix of authentic Montenegrin living and attractive investment potential.
The properties here are away from the tourist traffic madness of the inner bay making them sought after. This high-end market, on the shoreline, is thriving with potential.
Waterfront properties are limited to one level above street level, ensuring that views remain open and unobstructed on the 2nd line. The area is free of high-rises, guaranteeing its village charm for years to come.
- Second-Line Homes with a View: The second line of properties is highly sought-after for its privacy, proximity to the water, and sweeping bay views. Options range from modern turnkey apartments to renovated family homes, with the added benefit of easy beach access just across the road.
- Villas on the Shoreline: The shoreline is lined with mostly new, luxury villas, many priced above €2 million. While these frontline properties offer prime locations, many are still completing paperwork, so thorough due diligence is essential.
- Renovation Projects: For buyers with vision, opportunities remain in renovation projects and more affordable homes further up the hill. These properties present an accessible entry point into the Krašići market, where prices continue to rise steadily.
Based on current listings from reputable local agencies such as Anchor Properties (a popular agency in the area). Prime first- and second-line waterfront locations command a consistent premium across the bay, as proximity to the water is the main factor for most buyers.
Selling Prices in Krašići typically start at around €1,800 per m² for third and fourth -line properties or homes in need of renovation, and can reach roughly three times that for high-end, turn key properties.
Long-term rentals in Krašići typically range from €550 to €3,000 per month, depending on location, size, and design. This range offers options for different budgets.
Compared to more tourist-heavy areas, Krašići still provides excellent value while remaining conveniently close by.
A Look Ahead: The Investment Gem
Krašići is set for sustainable, measured growth, unlike the large-scale developments of Luštica Bay. The aim is not resorts, but a higher quality of life for residents and the preservation of the village’s character. This thoughtful approach helps Krašići remain a tranquil residential area, protecting long-term value and attracting those who value authenticity over excess.
While locals still await the promised waterfront walkway and the relocation of overhead cables with modern streetlights, progress is visible — a new roadside pathway now makes walks safer and more enjoyable. These small yet meaningful improvements reflect a gradual evolution that enhances daily life while keeping Krašići’s soul intact.
Daily Life: The Village Vibe
Living in Krašići is about embracing simple pleasures, nature, and a strong sense of community. The village provides all the essentials for daily life without the overwhelming commercialism of tourist hubs.
Amenities: A small bakery supplies fresh bread each morning, and a convenience store covers daily necessities. An Idea shop is also available locally, while larger supermarkets are just 15 minutes away in Radanovići. For dining, Krašići has a handful of authentic, year-round restaurants such as Konoba Panjega and Wolfi, where owners and locals mingle over freshly caught seafood, pizza, or a cold beer.
Connectivity & Transport: Krašići is only a 15–20 minute drive from Tivat Airport (TIV) and about 1.5 hours from Podgorica Airport (PGD). Tivat is just 20 minutes by car or 10 minutes by water/ or water taxi, while Kotor is around 25 minutes away. Thanks to its waterfront location, taxi boats — now increasing each year — make it easy to reach Tivat, Herceg Novi, and other parts of the bay quickly and conveniently.
Schools & Healthcare: Respected international schools nearby, including Arcadia Academy (15 minutes) and Knightsbridge International School in Tivat. More extensive healthcare facilities are also found in nearby Tivat and Kotor.
Weather: Krašići enjoys a Mediterranean climate, with long, warm summers and mild, wet winters. Summer temperatures often reach 28–32°C (82–90°F), perfect for swimming and outdoor activities, while winters rarely drop below 5°C (41°F). Spring and autumn are pleasant and sunny, making the village enjoyable year-round.
Lifestyle & Activities: Krašići’s location offers a balance of peace and access. You’re close to the historic village of Rose, the vineyards and marina at Luštica Bay, and the planned world-class golf course — positioning Krašići as both a local village and a gateway to a high-end lifestyle.
Krašići’s main attraction is its crystal-clear bay, tucked away from the main shipping lanes. The waterfront — a mix of pebbles and beach platforms — the water is perfect for swimming, snorkeling, canoeing, and paddleboarding.
Why Krašići?
This is a village that values authenticity over spectacle. The real luxury here is slowing down, enjoying nature, and connecting with a place that has preserved its soul. For anyone seeking a true Montenegrin escape, Krašići offers tranquility, stunning water, and a lifestyle that is rare around the bay.
